This single storey extension had seen better days, so the roof came right off. Back to bare timbers. We laid new breathable membrane, fixed treated battens and retiled in brown concrete tiles that sit comfortably against the main house. While the roof was open we fitted a Velux roof window, which changed the room underneath completely.

Where the extension meets the house is where extensions usually leak, so that junction got most of our attention. New lead abutment flashings, stepped lead around the brickwork, all folded and dressed by hand with a mallet. The roofline was finished with brown uPVC guttering to match the joinery.

Why fit a Velux during a re-roof?

Because it's the cheapest moment to do it. The scaffold is already up, the tiles are off, and the flashing kit ties directly into the new membrane, so the window goes in watertight from the start. As VELUX certified installers we fit them to the manufacturer's spec, and the windows carry a 10 year guarantee.
